The space

The Colorado School of Mines Beck Venture Center is a coworking space for entrepreneurs in Golden, Colorado. It sits inside Mines’s broader effort to grow companies around campus: a place for founders, remote workers, and early-stage teams to take a desk, take an office, and stay close to the school’s technical community.

BVC is not trying to be a generic downtown coworking brand. It is trying to keep Mines’s entrepreneurial ecosystem alive in the Front Range—students, alumni, and operators who want to build next to a research university instead of commuting into Denver for a badge and a hot desk.

The brief

BVC asked us to find remote workers and entrepreneurs along the Colorado Front Range within a 25-minute drive of the Venture Center. The campaign had two jobs: fill unused capacity in the coworking space, and keep feeding the entrepreneurial community Mines is trying to build.

That is the same targeting problem as a seminar. The people who will actually buy are not “anyone nearby.” They are a specific profile, in a specific radius, who have not already been carpet-bombed by the same postcard.

The campaign

Our in-house AI agent identified thousands of people who matched BVC’s ideal customer profile. We did not mail the whole list. We mailed 600 of them.

The message was simple and local: there is a coworking home for you in Golden, close enough to actually use, built for people building companies.

The result

Off those 600 mailers, the campaign generated a 2.5% response rate. We helped the Beck Venture Center close the CTO of a $60M health-tech company who lived a few miles away.

That is the outcome we optimize for with advisors, too. Not a crowded room of the wrong people. The right person, close by, who was never going to walk in off the street.
